We would like to explain how IHA is able to stage vacant houses that are on the market for sale with beautiful furnishings and accessories for only a very small investment. Also, while an IHA staged house is on the market for sale, we pay the utilities, the lawn and pool care, and keep your house in show-ready condition from 9:00 a.m. in the morning till 8:00 p.m.in the evening, seven days a week.
So how does this program work? First of all, what we have to offer is a total package. It is designed to turn your vacant listing into a beautifully staged show home. Our goal is to give you a competitive edge, no matter where your house is located or what the market conditions are at the time. When you enroll your home in our program, we immediately assess what is required to turn it into a show home. In other words, our professional home-stagers determine the style of furnishings and accessories your home calls for. Secondly, we partner with an individual or family, called a Home Manager who has just the right furnishings and décor needed. These are professional people who have applied to our company to be home managers. To qualify, they must have financial stability, quality furnishings, acceptable credit and background history, no pets and be non-smokers. When we match your home with a home manager, they put the utilities in their name, take over lawn and pool care and together with our professional home-staging staff, furnish and accessorize the home as a staged model. It is then kept clean, secure and ready for show from 9:00 in the morning to 8:00 in the evening, seven days-a-week. Showing agents simply make a call to our call center who then alerts our home managers giving as little as an hour’s notice before showing. Another advantage to having a home manager in your home is that, in most cases, your homeowner’s insurance premiums will be reduced. When your house comes under contract, we are given a move-out date prior to closing. We then transfer our home managers to another vacant property waiting to be staged. Your home is left clean and ready for occupancy by the new buyer.
When you choose to utilize IHA to assist your realtor in the marketing of your home, we take full responsibility for the quality and performance of our home manager. Selecting and managing the right home manager for your home is the key to our success. Prior to placement, all home managers go through an extensive orientation program that covers their role of responsibility. A statement of condition is prepared on each home, prior to staging, to guarantee that the home will be left in as good or better condition than when we staged it, normal wear and tear accepted. We carry $2,000,000 of general comprehensive liability insurance, $1,000,000 of professional insurance with property damage coverage included, so if we break it, we fix it.
